Do – Post Often
Ever heard the phrase “Out of sight, out of mind?” Don’t be out of mind for your clients! Post new listings, reviews or closing photos to stay at the top of the newsfeed of your clients. The more they see your posts, the more interested they may become.
Do – Make It Personal
Out of the thousands of realtors, why would someone choose you? Add your personal touch to your posts that entices someone to choose you over all the rest. Use a catchy phrase, take a photo each time a home closes, or pose fun questions to your audience to get to know them better and build interaction.
Don’t – Overshare
People follow you for your content on new homes and the market. Keep it personal, but don’t overshare your personal details, opinions or beliefs. That is what your personal account is for anyway.
Do – Ask For Help
If you are out of ideas, ask people around you what works for them. Don’t try to reinvent the wheel or take other’s successes and make them your own and successful for you.
1. Less is more.
Consumers are looking for quality over quantity. Be intentional about what you share to get the most engagement from your audience.
2. Social Media – The New Shopping Network.
Your audience and potential audience are shopping for their homes, real estate agents, and title companies on social media. Use this platform wisely. Be mindful of what you post so you don’t alienate your customer base!
3. No Need to be Camera Shy.
Videos receive more engagement on Facebook in 2021 than in previous years. 500 million people watch videos on Facebook every day. That’s more than YouTube! Take advantage of this trend by sharing videos from your team, creating videos at new listings, and as a bonus: try to do a live video at showing!
Posting Times
Post your content between 7 AM – 9 AM and 5 PM and 7 PM Monday through Friday. People tend to check their social media before and after the work day, so you want to make sure your content is getting seen by the most people.
Keep It Concise
The average person’s attention span is 8 seconds. Capture your audience’s attention by keeping your post short and sweet before they keep scrolling.
Interact with Your Audience
People love engagement, so show them that you are human and not a robot by responding to comments on your post. Even a thank you can go a long way.
Check Your Messages
Keep an eye on your social media direct messages. People tend to feel more comfortable sending a message than calling you. Be available to answer questions to generate a possible lead.
Pro Tip: Facebook measures how many messages you respond to and how fast you respond. You can gain credibility by responding to all messages and fast!
If you’re a real estate agent on Instagram, you may have posted your fair share of listings, staging tips, and more. But have you ever taken to Instagram stories to highlight the neighborhoods you’re an expert on? This is something that’s easy to do (because you already know and talk about these neighborhoods to your clients daily!) and something that you can do on a regular basis to add value to your clients.
1. Take a walk in the hood. Show your followers what it’s like to stroll their new potential neighborhood. Pass the school if you can, show off the nearby walking paths, and give them a feel for what it’s like to take a leisurely stroll there.
2. Showcase the vibe. Homebuyers want to get an idea of what the neighborhood feels like. Are there lots of kids outside in the afternoon? Is the neighborhood sleepy or busy? Show them!
3. Give them the facts. While strolling the neighborhood, give them some fast facts about it. How close is it to the nearest highway? What is the downtown commute like?
After you’ve completed your stories, save them to a “highlight” and name it the name of the neighborhood so you can point potential clients there to get more information. This is a great resource and will allow people to follow you as an expert.

If we learned anything from the year 2020, it’s that there are so many ways we can stay connected to friends, family and clients, even while apart. Social media has become even more of a lifeline than it already was, simply because it’s a way we can stay in touch. Here are a few tips to help:
Truly Connect.
Posting news, listings and company updates is very valuable. However, what’s more pertinent is interacting with your followers. Be sure to respond to comments and messages in a timely manner to let your followers know you truly care about what they have to say. Your other updates will go a lot further if your followers know they can count on you, they’ll see you as a true resource.
Watch Your Temper – Even from Behind the Screen.
The anonymity the Internet presents people with can give some users the ability to lash out and say things they may not otherwise say face to face. Unfortunately, this can cause some raised blood pressure on your end of the screen. Do your best to stay polite and respond with facts, if necessary. If things start to get out of hand, you can always block the person to take the conversation offline, but use this tactic only when necessary. You don’t want followers thinking they can’t disagree with you, and sometimes it’s better for other people to see your polite responses rather than take the whole conversation down.
Make Things Fun!
While newsworthy posts and current listings are extremely valuable and definitely necessary to post, it’s also important to interchange these types of posts with lightheartedness and fun content. Sometimes asking a simple question like “What’s ‘90s movie can you watch again and again?” can also spark conversation and interaction. Plus, it’s a great way to get to know your clients!
